2025 Ended with the 30 Year Conventional Mortgage Rate at the Low Point for the Year | Northern Virginia Real Estate Market

ON DECEMBER 31st, THE 30 YEAR CONVENTIONAL FIXED MORTGAGE RATE IS AT 6.15% PER FREDDIE MAC'S WEEKLY SURVEY. THIS RATE IS THE LOW POINT IN 2025.


When asking the question, "How is the Northern Virginia Real Estate Market?", part of the answer is to consider the current and future trend of mortgage interest rates.


➡️ On December 31st, Freddie Mac's weekly mortgage rate survey has the 30 Year Conventional Mortgage Rate at 6.15%, which is the low point for 2025. The current weekly average is the lowest Rate since early October 2024.


➡️ The 30 Year Conventional Mortgage Rate has dropped about 0.50% since mid-Summer 2025 (6.72% in late July). The weekly average in late August was 6.56%. In late September, the 30 Year Fixed Rate weekly average was 6.26%.


➡️ 2025 started with with the Rate at 6.92%.


➡️ The current rate is nearing lowest level in the last 3 years (6.08% in late September 2024 & 6.09% in early February 2023).


➡️ Due to the Government Shutdown, Fannie Mae did not make a monthly Forecast in September and October for the 30-Year Conventional Mortgage Rate for the remainder of 2025 and through 2026. Fannie Mae published their November Forecast on November 21, with a prediction of 6.3% at the end of 2025, 6.1% in mid-2026, & 5.9% by end 2026. The December Mortgage Forecast from Fannie Mae on December 23rd had the same projected Rates for mid- and end-2026.
