Most homeowners know approximately how old their roof or HVAC system is.
Far fewer know their home's water pressure.
Yet excessive water pressure can quietly shorten the life of plumbing fixtures, appliance valves, water supply lines, and other components throughout a home. Because the damage typically develops gradually, homeowners often discover the problem only after leaks or plumbing failures begin to appear.
A recent pre-listing inspection for one of my Seller clients measured the home's water pressure at 102 PSI—well above the generally recommended residential maximum of 80 PSI. The homeowner had no indication there was a problem because everything appeared to be functioning normally.
Understanding your home's water pressure is one of the simplest preventive maintenance steps a homeowner can take.

Why Does High Water Pressure in Your Home Matter?
Water pressure that is too high places continuous stress on your home's plumbing system.
While strong water pressure may seem desirable, excessive pressure can gradually increase wear on:
Pipe joints
Plumbing fixtures
Toilet valves
Appliance water hoses
Washing machine connections
Dishwasher supply lines
Ice maker connections
The result is often small leaks or premature component failures that appear unrelated but may share the same underlying cause.
Because the pressure remains constant every day, the effects accumulate over time.
What Water Pressure Is Recommended?
Most residential plumbing systems operate best within the following ranges:
Recommended operating range: 40–80 PSI
Ideal operating range: Approximately 50–60 PSI
Pressure consistently above 80 PSI generally warrants further evaluation.
Fortunately, checking your home's water pressure is inexpensive.
A simple hose bib pressure gauge—available from Amazon or at most hardware or big box home improvement stores—can provide a quick reading in just a few minutes.
Signs Your Water Pressure May Be Too High
Although many homes operate with excessive pressure for years without obvious symptoms, some common warning signs include:
Frequent plumbing leaks
Dripping faucets
Loud "water hammer" noises or banging pipes
Toilets requiring repeated repairs
Premature appliance hose or valve failures
Any one of these issues does not necessarily mean pressure is too high, but multiple recurring plumbing problems can justify testing your home's water pressure.
The Hidden Component: Pressure Reducing Valve (PRV)
For many homes, the municipal water pressure can be adjusted through a Pressure Reducing Valve (PRV)..
The PRV regulates incoming water pressure before it enters the home's plumbing system.
Many homeowners are unaware that:
Their home has a PRV.
PRVs typically have a finite service life, often around 10–20 years, although lifespan varies depending on water quality, usage, and maintenance.
Aging PRVs may gradually lose their ability to regulate pressure effectively.
What Does a PRV Look Like?
Most homes connected to municipal water have a PRV installed immediately after the home's main water shutoff valve. Although designs vary by manufacturer, the valve is typically made of brass and is installed where the water service line enters the home.

If your home's water pressure remains above 80 PSI, the homeowner or a licensed plumber should evaluate the PRV to determine whether adjustment or replacement is appropriate.
A Small Maintenance Check That Can Prevent Larger Repairs
Unlike many home maintenance items, checking water pressure requires very little time or expense.
For homeowners—particularly those living in homes that are twenty or thirty years old—a periodic pressure check can help identify issues before they contribute to plumbing repairs or appliance damage.
