How's The NoVA Real Estate Market? | A Deep Dive on Buyer Activity Trend | Northern Virginia Real Estate Market

How's the Northern Virginia real estate market as we start June? Let's take a Deep Dive into Buyer activity in May measured by New Contracts compared to the days that Active houses for sale are on market.

Since the start of 2025, I have been tracking New Contracts activity in Fairfax County for the first half/second half of each month, with a comparison to 2024 and 2023 Contract activity. This tracking provides real time insight into the Buyer activity trend, especially when compared to the increase in Day on Market data as the Spring 2025 market progressed.

Buyer activity measured by New Contracts in March, April, & May is in line with 2024 as shown in the Bi-Weekly New Contracts tracking chart and Bright MLS monthly Contract numbers. The Bright Monthly Data for May should show total Contracts were slightly higher than May 2024 (<10%) (data available mid-June). Contracts in March & April were the same as 2024 (only 20 fewer Contracts, with 2471 total Contracts). For the March to May height of the Spring 2025 market, Fairfax County will likely be within 50 Contracts of the 2024 March-May total (with 3800+ total Contracts during this period).

Read on to see how the significant increase in Days on Market (DOM) before Houses for Sale go under contract is giving Buyers more options to consider. The DOM numbers also show that Buyers are taking longer to decide upon a house to make an offer. For Sellers, this means that quality houses, with proper pricing and excellent presentation, are in many cases taking longer to go under contract. This market environment gives Buyers more leverage than we have seen during the past two years.
